Whether you need an extra bedroom, or you want to increase the value of your property, a home extension is a popular way of creating the space you need.
We've put together some helpful points to lead you in the right direction when extending your home.
Decide what you want to use the new room for, and stick with your decision.
Don't plan bigger than the space will allow. Find out how big an area you are allowed to use in terms of planning permission, and whether an extra storey is a viable option.
The last thing you want is a half-finished project stopping because funds run out.
Consider not just the cost of the structure, but extra costs such as plumbing, electrical works and furniture. Also consider the impact on your energy bills, with another room or two to heat and light.
Not all property developments need planning permission, but it is important you check with your local council planning department to find out for sure if yours does or not.
If planning permission is required, you will have to complete a planning application form. This process will cost at least £100 and details of your home extension will be needed. There may be extra requirements stating what materials should be used.
If your home is a listed building, you must get consent before starting an extension. It is a criminal offence to change a listed building without permission.
Speak to your neighbours, and work out compromises before things get out of hand. If neighbours oppose the idea, planning permission may be harder to attain, so getting them on side can be a great bonus.
If you have ideas of what you want, be specific. You are less likely to get the desired finished product if you are not clear with your instructions. It may be a good idea to draw up a rough plan yourself first, before enlisting architects to tweak your ideas in accordance with planning permission.
Be as specific as you can about the whole project when agreeing the contract with the builder. Make sure everything is covered and understood right from the beginning.
If you are not happy about something, tell them immediately. It is far easier to put something right to start with than undo it later.
Discuss whether payment will be made weekly, monthly, or upon completion of the project.
With building work going on, people will be in and out of your house all day, and an unsecured area is a haven for thieves. Locking your most prized belongings in a secure room of the house will put your mind at rest.
Cover your furniture with old sheets or blankets to protect them from dust and paint.
