To help sell your property quickly, you’ll need the best estate agent you can find. A reputable agent with a good knowledge of your area should be able to price your home competitively enough to attract genuine interest.
You don’t have to rely solely on their valuation though - look at similar properties in your area to make sure you get full market-value for your home.
Correct pricing is essential - too high a price-tag and your property could be awaiting its first viewing for some time. It's a good idea to get three or four valuations, then take an average.
If the price is right, you’ll soon have potential buyers asking to look round – and when looking for a quick sale it’s vital you give a good first impression.
Buyers often make decisions based on instinct, and while rational thought certainly plays its part, making them feel instantly at home can prove the difference in striking a deal.
Try to remember what attracted you to the property when you bought it – and evoke the same feelings in the new potential owners.
Inside and out, your property will need to be at its best if you are to achieve a fast home sale.
Front and back gardens should be neat, uncluttered by toys and tools. Pathways should be clean and unobstructed, and the front door could be retouched with paint to ensure buyers are given the immediate impression of a well-looked-after property.
Once inside, inspire buyers with as much open living space as you can create. Encourage buyers to view the property as a blank canvas they can personalise.
The aromas of fresh coffee and home-baked bread are well-documented as ways in which to tempt a first-time bid – but presenting a clean and bright living space should be a higher priority.
Ask a friend to look after the family pet while you conduct viewings. If your potential buyers aren’t keen on animals, the presence of a pet may detract from their viewing experience - leaving them with a negative impression of an otherwise ideal property.
